We had to keep calling to turn on the heat and it still didn’t / wouldn’t turn on. Staff were nice and pleasant. One of our rooms had water mark damage on the walls.
The beautiful Benicia style rooms, decorated with Moreno glass chandeliers were a highlight! I felt like a Princess in the room. I loved the complementary full breakfast, complete with cappuccino! The bathrooms were clean and showers hot. They staff are wonderful. They helped arrange for a water taxi and bag breakfast for or 6am flight. We loved it here.
Hotel was located in a perfect place. Water taxi drops you off right at the hotel. The staff was very friendly and helpful. Even though it was late October, the weather was a little warm and the AC didn't cool as much as we would have liked but would highly recommend staying here

Rooms are like staying in a palace! Right next to Water Bus stop (#1 line), so buy the day or multi-day pass to get around the city easily and see all parts of Venice and nearby islands with unlimited trips. Otherwise each water bus ride is expensive. Easy to get to hotel with luggage by water bus... water taxi not required. Also can hop on/off and walk the narrow streets.
We enrolled for a "superior" room. However, it was on the 5th floor, and the elevator only went to the 4th floor. We had two 45 lb bags and 2 carry-on bags, which we couldn't lift up the staircase to the 5th floor. The staircase was narrow and twisting, with no handrails. The toilet leaked, causing water on the bathroom floor, which I slid and fell on (I found the shut-off valve and we had to shut off the toilet after using it. The front desk gave us towels to wipe the floor, but made no effort to repair the leaky toilet); a chair leg was broken and lay beside the chair; the a/c didn't work; the room was only cleaned upon request. The only redeeming feature was that the front desk allowed me to use their phone to report a stolen wallet.

Beautiful palace with gorgeous rooms and friendly stuff. Very nice garden with seating options.. waterfront property , right by the public transportation and close to everything
Good location, great view and spacious room. We specifically booked the suite- a peek into other rooms from the hall proved them to be much smaller. Brocade, velvet and a Murano chandelier. A bit run down around the edges- very Venetian.
Lacking in service. Snafu with a water taxi request, towels not replenished, dirty glassware not cleared from room. Terrible breakfast! Cappucino was from an automated machine and STILL was lousy! 24hr desk was not manned when we returned from dinner at 8pm- waited, rang the bell and finally went behind the desk to retrieve our key. Bar was supposed to be open but ‘bertender needed a day off’. Not a cheap place to stay! Definitely better value out there!
The room was very spacious overlooking the canal with all the amenities you needed. The best hotel we’ve stayed at yet throughout our stay in Italy. The staff was cordial but not overly friendly.
I felt like my room was in a palace, especially given the size of my bed. I loved that I ended up in a room with a partial view of the canal, windows I could open and enjoy the view and fresh air, the breakfast buffet, that the public ferry stop is right there, and how easy it was to walk everywhere I needed to get to (I only used the ferry to get to and from the train station). I have no complaints and would definitely stay here again.
