The Space:

The Coach House is a beautifully restored coastal cottage on Victor Harbor’s Esplanade, just across the road from the beach. Originally built in the 1930s, the cottage once operated as a charming coach house, offering a glimpse into Victor Harbor’s early seaside life.



Perfect for couples or a group of up to four, the home combines heritage charm with modern comforts and has been thoughtfully renovated to create both style and functionality. The recently transformed studio room provides a second queen bed, creating a separate space ideal for two couples or friends traveling together. Guests can enjoy the heated outdoor shower after a day exploring the foreshore or cook a relaxed meal on the BBQ.



The cottage accommodates up to four guests across two bedrooms. The master bedroom upstairs features a queen bed and a Juliet balcony with ocean views, while the studio room offers privacy and comfort for additional guests in the second bedroom.



The open-plan living area is bright and inviting, with a fully equipped kitchen and flowing access to a charming private courtyard, perfect for soaking up the sun, reading a book, or enjoying alfresco dining. The bathroom features a clawfoot bath and stylish fixtures, adding a touch of indulgence to your stay.



Step outside to enjoy leisurely strolls along the foreshore, explore nearby cafes and shops, or discover the scenic coastal walks. Whether sea watching on the balcony, rinsing off in the heated outdoor shower, or wandering Victor Harbor’s vibrant centre, The Coach House offers a peaceful and stylish retreat in the heart of the action.



The Neighborhood:

The Coach House enjoys an unbeatable location just footsteps from the verdant foreshore and soft sands of Victor Harbor’s beach, perfect for leisurely strolls along the water or simply enjoying the coastal atmosphere. A short 500-metre walk brings you to local favourites like Hotel Victor, Nino’s Italian, and our favourite the Larder Kitchen, as well as the vibrant array of shops, cafes, and eateries that make Victor Harbor such a charming coastal hub. From this prime base, you’re perfectly positioned to explore the scenic south coast, from Encounter Bay to Goolwa, all within easy reach. For those travelling from the city, the beachside retreat is just an hour’s drive from metro Adelaide, making it an ideal escape for a quick weekend getaway or a longer coastal holiday.



Other Things to Note:

Please note that this is a very strictly non smoking and vaping property both inside and outside. Non compliance with this will result in fines of $250.

No parties, no schoolies.

Must be 25 years of age to book.

Sorry, no young children under the age of 12.

Pets are not allowed at the property.



Our properties are fully self-contained and we supply starter provisions consisting of laundry powder, dish liquid, a dish cloth, bin liners, milk, coffee, tea, sugar, olive oil, salt and pepper, as well as bathroom amenities (shampoo, conditioner, body wash, and soap). A spare roll of toilet paper is provided per toilet. Please note that these complimentary provisions are supplied to get you started for your holiday and are not replenished during your stay. We provide bathroom linen for the number of guests included in your booking only. Please bring your own beach towels. Bathroom linen is strictly not to be used for the beach.



A 25% deposit is required upon booking confirmation, which includes a non-refundable $30 payment processing fee. The remaining balance is due 7 days before your stay. Additionally, a pre-check-in form must be completed before arrival, which includes submitting a valid ID, a selfie, and agreeing to our terms and conditions. Pricing reflects standard occupancy and associated household use. Accurate guest numbers must be confirmed prior to arrival to ensure the home is prepared and serviced accordingly.
