Have stayed at this resort dozens of times. This unit is the worst we have ever stayed in.Here is a list of things we encountered:* Thermostat is locked to 75 degrees and during the day it will reset itself to 82-83 every hour. Unit is continually uncomfortable and hard to sleep. Owner cites DOE recommendation, but that's a fabrication, and the priority should be guest comfort.* Wifi listed on room information card did not work and wasn't available. Property management had to provide altnernate Wifi.* Bugs crawling across living room floor, and many dead ones in the bathrooms. Worst we have ever seen at this complex.* Floor grout is filthy, especially in the baths.* Master bath sink is clogged and barely drains.* Master bath has pads/carpets in front of the sinks that are absolutely filthy. * Loveseat in living room is completely broken out with no support. Cushion backs on both couches are worn out with little fill support left.* Flat panel TV's in the bedrooms are tiny by today's standards. My PC computer monitor is bigger than both.* Refrigerator temp is locked to 38 degrees.* Basic starter amenities like coffee and creamer were missing. Only 4 coffee cups in unit.* Microwave screen is unreadable. Owner solution was to add a second cheap microwave rather than fix existing.* Using blender gave burning smell.* Bifold door on luandry is missing and is noisy.* Everything points to the owner being cheap at the expense of guest comfort.

Not what we expected

The condo was a real disappointment and misrepresented in the listing photos. The built in high-end microwave could not be used because the digital display did not function properly. It was replaced by a cheap counter top model. The refrigerator had broken shelves and drawers. The oven was not really useable since it smoked and the built in stove-top exhaust vent did not work. Some of the provided knives were peeling the top layer. (weird) There was no coffee, pepper or other items that are normally provided to get you settled in. The couch and chairs in the living room were as bad as we've ever seen in a rental. The lanai had a low-end table with five chairs, one was nearly ripped in half. (not the ones pictured on VRBO) The view from the lanai was not good. Bugs, bugs bugs.. there were no screens leading to the lanai so doors had to be kept closed at all times. Inside the condo we had lots and lots of brown bugs (roaches? beetles?), little centipedes, ants and even a extremely large spider. We have lived on the Big Island, never had problems controlling bugs. Through all this Grand Welcome and VRBO were good, responsive and really tried to help us, but the problems (bugs) were too much. We left 10 days early. Grand Welcome refunded for the days we left early and VRBO refunded their entire fee. I would use them both again. Kolea is a beautiful complex. Great location, close ocean access. Great pool and beach club.

Do Not Rent Here

Ignoring the negative reviews and focused on the positive ones??...however....the negative ones are correct. 1. Pictures not accurate (patio furniture is basic Target stuff...not nice padded furniture like in the pictures....there is no radio/stereo in the place...there were in the pictures) 2. Limited kitchen supplies and basic at best....no can opener???? Knives cheap and dull....Cutting boards think and flimsy....no plastic cups to take down to the pool. 3. Beds in 2nd bedroom are squeaky, roll around and are seeminly short (my 5' 7" daughters feet hung off the end. 4. AC System programmed to shut off at night and hard to figure out if you don't own a similar system. 5. Bugs are bugs...this is understandable in a 1st floor property...they will fly in if you open the patio in the evening...that's just how it is. 6. Propane ran out after two cooking sessions and in the middle of a third session...the other tank available was empty...had to call to get them replaced. Kolea is an awesome facility, but book a different unit not from this company.

If you like to spend your vacation fixing someones condo....

This is the place for you if you are a do it yourselfer. Not only did I have to pay for the thermostat to be fixed, but also there weren't enough pillows for the bed! Loved my trips to walmart to buy these items, plus all of the extra kitchen items to make that functional. The list goes on and on! Great times were had by all for the few hours we got to relax when not dealing with issues in the condo, but unfortunately there were so many thing to work around that not much time was spent relaxing. And dont bother calling the prioerty manager, they have a 1800 nulber to call, but no one ever calls you back or gets someone local to come fix your problems. And then when you finally do talk to someone, they promise to reimburse your costs, but then change their mind when its time to actually give you the money. Great customer service.

Great location, sub-par communication with property manager

Location and property are first rate. The only issue I have is with Grand Welcome and their inability to answer a basic question we had before checking in. It appears they have an automated response or that responses are managed by staff who are not well trained. My simple question was to find out if we had pool access to neighboring resorts, The Grand Welcome staff either did not respond after numerous requests or referred me to received check in documents that did not mention my question around resort pool access.

Big island stay a Kolea

Property is Amazing , very clean , amenities great , pool area fantastic and proximity to all in waikoloa is as good as it gets. We were able to book there due to off season and price was down to many other properties we have stayed over many years . My wife worked at the Hayatt Waikoloa when it opened in 1989 and the plants and trees weren’t grown up yet . Great place . Hope we can stay next year Mahalo

Ideal for Family Getaways

This rental was perfect for our family vacation. Its proximity to the beach and shopping areas made it incredibly convenient. The cleanliness of the space was impressive, and the central air conditioner kept us cool during our stay. The reclined sofa in the living room was a great touch, providing a comfortable space for relaxation. I highly recommend this place for families looking for a fantastic vacation spot.

2nd visit to Kolea beach resort

We had a great time. We were traveling with our 21 month old toddler and asked several times if there was a high chair, pack n play, etc. host said owners weren’t required to provide these which we totally understand, nonetheless we brought our own. Upon arrival, both items were there. It would’ve been nice to know that. We also wish the property was a little more equipped in the kitchen and with supplies. We ran out of dishwasher soap, washer soap and paper towels. The fan for the stove was inoperable. Several light bulbs didn’t match the others and weren’t dimmable so they constantly flickered and we had to remove them. The pool and access to beach were great.

Beautifully Clean Property

I wouldn’t normally feel the need to comment on the cleanliness of a property, because that is what is expected. We enjoyed the property so much that I felt necessary to rebuff some of the other negative comments about cleanliness. The unit was in perfect condition and we will stay here again.

The first night here was good, the next night day before Thanksgiving a smoke alarm started going off at 7:30 pm we called immediately to report it. We were told there was no 24 hr handyman and it was a holiday week so we would be lucky to get anyone out until maybe Friday. The master toilet then started running and overflowing flooding the floor. We were on the phone for 3 hours still no help. WE CLEANED THE MESS AND THEN SPENT THE NIGHT LISTENING TO THE SMOKE ALARM. NO SLEEP! The next day mid morning I received a call that someone was coming out. They acted as though they were doing me a favor. I'm on vacation supposedly at a resort property and had to deal with this. REALLY??? THE LEAST WE DESERVE IS A REFUND FOR THE NIGHT WE GOT NO SLEEP DUE TO SLOPPY CARE.

Great Property, Okay Unit

This is a great property, but this specific unit was an okay experience. The quick access to the beach, overall location, as well as the amazing beach club/pool area were the highlights. Like many of the most recent reviews, we too had our own experience with pests at this property. After seeing the July review about pests, we decided to message VRBO to ensure that the problem had been taken care of before booking since there was no reply posted on the review. We got a quick response that the issue had been taken care of so we decided to book. When we arrived we could tell there was obviously something happening with pests as we noticed some ant and roach traps placed around the house. While we didn’t see any roaches inside the unit, we did have ants. Just a couple days into our stay we had bagels sealed in a bag on the counter. In less that 12 hours of those being on the counter the ants came and were streaming from behind the fridge and into the bagels. We didn’t drink coffee at the unit so we didn’t have powdered coffee creamer, they were just ant hills. Maintenance came out and sprayed them with raid and specifically asked if we had a problem with roaches which we replied “no.” Overall, the unit had what we needed, but we were disappointed with the issues that we thought had been resolved. It was evident from our experience and the traps around the unit that they were dealing with issues. The AC did only go to 75 but functioned properly if you were in the unit and had the doors closed. In 90-degree weather we were perfectly comfortable and never got too hot or too cold. We absolutely loved the property itself and will be staying there again, but likely not in this unit. The price was great, but we would certainly pay a bit extra next time to be able to relax and not have to worry about these sorts of things while on vacation.

Our stay at this specific unit was just ok. The location is good and the amenities outside the condo are wonderful. The pool was nice and warm and we did enjoy the pool everyday. However, I would say that if you need something extremely clean, you may not be too pleased with this specific unit. The floors were not very clean. I know this because the bottoms of our feet were dirty and black from walking on the bare floors. Also I spilled some water from the fridge water dispenser and when I wiped it up the paper towel it was very dirty. Please know that this is a ground floor unit and it will have roaches, ants and other bugs that visit so we could never leave the lanai door open to enjoy and I did have to kill a few roaches. It is Hawaii though and I get that critters are sometimes expected but if you are terrified of critters you may want to rent a unit up higher. Our friends stayed at another unit in the building next door on the top floor and their place was much cleaner, better stocked kitchen and they did not encounter any roaches or ants. Lastly, I felt the customer service was not very personal. When I asked for an early check in, they said if it was available, only one hour prior to 4pm was free and that anything earlier they would have to charge me $30 an hour! I thought that was ridiculous. If the unit is available and just sitting there why charge me? I have never had anyone charge for an early check in when there is availability. That just turned me off right away. I would come back to rent something in this location in Kona for sure but I would not rent this unit again. I am being completely honest in my review here and they do tell you that if you plan to write anything less than a 5 start review to let them know first but besides the cleanliness of floors in the unit (I was too lazy to make them comeback to clean the floors due to privacy) I am not sure they could have done anything else to make my rating better. The unit was probably reasonably priced though for these reasons.

Renter beware!!

This particular unit 11D. AC could not be set below 75 degrees. Owner has it set and will not allow changes. Spoke to property manager about issue and she told us It was this particular owners decision and that “we are In Hawaii and it is hot here.” She also stated that “this is his house, and these are his rules when you rent here.” Completely unprofessional and unwelcoming. Not something you want to have to deal with in beautiful Hawaii. The thermostat would also jump up every 4 hours to 84 degrees. So we would have to manually change it back to 75. The unit also had roach motels all over the kitchen and on kitchen countertops along with ant poison on the counter tops, as well as roaches climbing the walls. Our family has stayed in these units for years and have never had an issue with roaches ants or AC problems. Again, this was completely unwelcoming and unfortunately turned us off from renting this unit again. We found roach droppings in the cabinets as well. In our welcome email we were given the wrong gate code so we had to wait for someone else let us in. The correct gate code was on the refrigerator when we got into our unit. The community is absolutely Beautiful and well kept and I would stay here again, but there are plenty of other units to rent rather than this one in particular.

The property was excellent. Great location - close to beaches and other amenities. Pool area was great - staff were friendly and provided very good service. The property managers for this condo were excellent (thank you). We would definitely come back!

Great property! Our family enjoyed our stay!

My family had a great time. The property is well maintained and the staff keeping the grounds clean and at the pool we’re friendly. The location is a nice mix of seclusion but also a short walk to shops and restaurants. Everything we could have asked for.
