Let’s be clear, I brought my boat, food, and drinks with the intention of not leaving the property except by boat. My expectations were met. Had my choice of grocery stores coming into town. There is an ice hut just off the highway on the way to the property near one of the grocery stores coming from Houston. Full kitchen stocked with all the needed cookware, dinnerware, and glassware to serve a dozen easily for cocktails and dinner. Nice fire pit, bring your own wood… pinion to help with mosquitos but hey guys it is a lake property. Decent dock for a up to a 22’-24’ pontoon… I had a 21’ bass boat and suggest a 4 standard dock lines. Bring your 50’ extension cord if you plan on charging boats batteries. Private concrete ramp had a great launch pitch with ample length at 2’ shy of full pool. Very comfortable inside with ample room to break off into smaller groups without sitting on top of one another. Bring your charcoal and grilling / smoking for a medium size offset smoker. On septic and well with ice not having an odor which made for a decent cocktail. If you plan to fry the bring a can for spent oil. A/C and fans made things very comfortable. If you have a favorite blanket and pillow bring it because the couches will suck you down for a good nap. 5-8 minute boat ride to minnows, boat gas, or burger. Coms with the host were solid with day 1 questions quickly answered. I’ll do it again…If you are not familiar with Lake Conroe then invest in one of the boat lane map chips.
