Perhaps just unlucky with our room but, room was pretty small. Bedding was clean and fresh only one pillow each, which I hate. The skirtings were filthy, the bathroom was not good. Shower curtain which was too short, black mould on the grout. Had to fill the kettle with a cup as couldn't get into tiny sink. Boiled it and the water turned orange, so didn't get a hot drink. The laundry trolleys were outside hotel just beside our window and at 5.20 am on a Sunday morning we were woken up by them being collected. Was £226 for a night but no doubt more expensive because of concert. Location is great, the staff were lovely but our room fell below what we expected.

It was a great check in got in early but when we got in the room we had 2 ask 4 shower gel , the room was clean but had 2 hld the shower head it wouldnt stay in the holder but generally fine

The room was spacious and clean. It also had a broken lock on the bathroom door that had fallen off the door at one point. Could be an issue for someone who wouldnt know how to put it back on to unlock the door.

The stench that hit us when we opened our door was an overwhelming combination of mold and rot. There was a McDonald’s monopoly leaflet under the towels on the bed and a Pokémon card under the towels on the desk. After our showers in the morning, the carpeted floor was soaked through. Ergo, smell of mold and rotting wood. They were sold out of rooms the first night but we got to switch to an odorless room for the rest of our stay. I pulled an extra pillow out of the cupboard and there was a dried cantaloupe seed and stain on it. Every time we passed the front desk, someone was complaining about their stay. I heard staff mutter ‘Jesus Christ’ after interactions with guests. I’m sure they aren’t paid enough. How could the owners make $70 million + in profits if they paid staff a decent wage and maintained the hotel? If you must stay there, avoid room 224 at all costs.

I disliked the place as soon as I spoke to a member of staff. Was told there was no evening meals being served. What was also not mentioned was the rooms are not cleaned daily, no new bedding whilst you stay there and I was not told about towels not being swapped everyday either.

Low expectations

Expectations were low and they weren’t exceeded. The room was very tired and threadbare. Bed very uncomfortable. Staff pleasant but battling poor check in process and a queue of people waiting to be seen to.

Underwhelming for the price we paid

The receptionist(spanish or eastern European lady) was quite rude. The restaurant didnt serve dinner on a bank holiday sunday. The bed was not very comfortable, but the pillows were nice. It was nice that the hotel was dog friendly, although the charge was on the higher end and didnt provide a dog bowl or any treats like other hotels do. And there was no breakfast included. The highlights were that the room was spacious and the location of the hotel was convenient. We also had to pay for parking, which I think is unacceptable given were staying in the hotel for 2 nights.

Terrible stay. 2 out of 3 staff I dealt with were rude and lied to my face about my room amenities. Mold in the bathroom. I think my room had bedbugs because I woke up with bites all over my legs and torso. Don't stay here.

I loved this hotel. While the hotel itself is old & tired it faded grandeur shines through and it has a fabulous location along Waters of Leith … a flowing stream in a heavily wooded ravine. Literally right along the wooded walking path which extends along the river. The area is residential and National Trust Museum of Modern Art parklands … there are no shops or restaurants nearby but it is only a 15 minute walk to Haymarket Tram and Rail station which has loads of pubs, restaurants and shops and the Tram line is frequent and efficient. One of the best city public transportation lines I’ve ever seen. The hotel is favoured by bus tours and evenings are busy with the loads of people eating at the buffet and drinking at the bar. If your up for something a little different and like a walk and have a low level of “Snoot Factor” … I heartily recommend.

10 minute walk from Haymarket railway station beds comfortable rooms spacious had all the mod cons iron and board in room as well very quiet.
