Based on previous reviews and photos, we were excited for our stay while we visited Xcaret park. However, upon arrival to our room, I noticed dirty walls in the hallway with bug residue. I was also disappointed that they assigned us a room on the 1st floor with little privacy. The walls inside our room were also visibly dirty. There was a foul smell coming from our bathroom sink along with small bugs all over the bathroom. There was no hand soap provided and when I asked the staff, they advised using the body soap found in the shower. It was the first time a hotel has not provided hand soap. The floors were dirty and the property has not been maintained. The only pros were that the staff were friendly, the pool was lovely & our booking included a free breakfast. My daughter comments that she is hopeful that this hotel will improve with proper attention.

Good value for the area

We really enjoyed the three bedrooms suite that accommodated our group well. The staff was friendly and very helpful arranging local affordable transportation for our group. We also enjoyed the large pool. Overall staying property was a great value for what we paid and we would definitely stay again. Suggested areas of improvement. A member of our group had an accident caused by the lack of maintenance of the irrigation covers that are in the middle of the walkways. It crumbled when stepped on causing multiple lacerations on their leg. Lack of internet bandwidth to support our group’s needs. Internet in room only usable in the middle of the night. The lack of a cable TV package or any broadcast or alternative TV signal made the televisions unusable. Insufficient water pressure in one of the three bathrooms.

We stayed at Casa Kaoba for 3 nights while in Playa del Carmen. I was pretty impressed. The hotel is beautiful and clean. we stayed in one of their larger rooms with a kitchen and patio on the first floor. Beautiful and spacious. The pool is huge, and their Pool hours are great. I would only suggest they invest in better mattresses, but otherwise for the price, I definitely recommend. It would also be nice to have more breakfast options. Will definitely return.

Friendly staff. Love the property decorations and garden and the best for us is that if are 5 in your family they can stay all together in the same room (they're big!!) Breakfast is good. Easy Check in and check out. If you need to message the hotel they will answer and help you. We'll be back and of course we recommend.

Likes: Spacious w/ 3 bdrms and 3 bathrooms so a family of 4 could have some time to ourselves, great full kitchen, comfy beds, quiet, easy access to drive, wonderful staff, amazing pool and TV's in every room. Dislikes: Water pressure in one of the bathrooms was poor so it was not usable even after we fixed it a few times. Internet connection was off and on and better in some rooms than others, we weren't able to watch TV in the main bedroom, and a few of the remote controls did not have a volume button; there was a few insects we had to kill, ants galore in the kitchen. Lastly, we could not use the pool in the room since it was rusting, old bandaid found in it and we could see film build-up on the top of the pool. Thank you Casa Kaoba for having us.
